The 23/26ai VirtualBox Appliance has been retired, and is no longer being maintained nor is it available for download. I’m keeping this post active for anyone that may have already downloaded it and is looking for help.
The easiest way to get Oracle Database running on your own personal machine has been updated.

One of those new features is JSON Collection Views, a ‘special, read-only database views that expose JSON objects in a JSON-type column named DATA.’ The distinction here from JSON Relational Duality Views is that these are not updatable.
